Full Refurbishment of Residential Bungalow

Overview

Ashington Hill was appointed to manage and deliver the full refurbishment of a detached bungalow in Poole, Dorset. The project involved extensive internal and external upgrades, with Ashington Hill acting as principal contractor and project manager, as well as overseeing all commercial matters from inception through to final handover.

 

Scope of Works

  • Full strip-out of the existing property
  • Internal reconfiguration of room layouts
  • Structural alterations as required
  • Upgrade and replacement of all MEP (Mechanical, Electrical, and Plumbing) services
  • Installation of new kitchens, bathrooms, and utility areas
  • Internal finishes including flooring, tiling, plastering, and decoration

Key Challenges & Solutions

Project Coordination

The refurbishment required careful coordination of multiple trades within a tight residential footprint. Ashington Hill implemented a phased programme, allowing trades to work efficiently with minimal disruption and downtime.

Commercial Management

All procurement, cost control, and contract administration were managed by Ashington Hill. The team ensured clear communication of costs, managed subcontractor packages, and maintained close alignment with the client’s budget and expectations.

Structural & Layout Changes

Minor structural works were required to achieve the desired open-plan living area and improve flow between key spaces. This included removal of internal walls, insertion of steel beams, and compliance with local building control.

Modernisation of Systems

All heating, electrical, and plumbing systems were replaced with modern, energy-efficient alternatives, including underfloor heating in wet areas and LED lighting throughout.

Outcome

The project was successfully delivered on time and within budget. The bungalow now provides a modern, well-insulated, and thoughtfully arranged living space suited to the client’s lifestyle needs.
